We were so fortunate to have Kathy Divel as our realtor when we sold our home. From beginning to end Kathy handled all aspects of the home selling process professionally and went above and beyond to make it as easy as possible for us while getting us top dollar. To start she uses a top-notch photographer with drone footage and presented our home online in the best possible way. Any time we reached out to Kathy, she responded promptly and always seemed happy to take our call. My wife and I were first-time sellers, and it was right in the middle of COVID. We really needed her advice. She knew everything and sold our house right away. With both, she advised us on what improvements would maximize sales price, selected paint and flooring (townhouse), handled the contractors, and arranged for great aerial and ground level photos. Kathy's knowledge of the market, her expertise for the process of selling our existing property and then purchasing our new home, her responsiveness on every level, and her negotiation skills truly set her apart from any Real Estate Professional we have ever worked with.
We chose Kathy from a field of professionals who sent us regular solicitations interested in selling our property. She immediately provided us with an in-depth analysis of the current market and then made appropriate recommendations to put our best foot forward. Engaging potential buyers and their agents, we received and accepted an offer within 3 weeks.
The next phase was to help us find our new home. Kathy was remarkable in finding homes within our budget, that met our requirements. Kathy handled the sale of our inherited rental property. It was in terrible shape. Kathy found us contractors and oversaw the entire renovation including debris removal, painting, new flooring, new screens, termite rehab et, etc. She was very cost-conscious, yet the unit turned out beautifully updated. Kathy also did an excellent job marketing the unit with pictures, flyers and open houses. She decorated the unit with plants, flowers, matching towels and other accessories at her own cost. Being out of town sellers who were not familiar with the area we needed someone we could depend on to handle issues as they came up as we are located across the country. Kathy went above and beyond our expectations. She was instrumental in finding local contractors who did quality work at a good price to ensure the property was in good marketable condition. That work helped us receive multiple offers immediately after we put the property on the market and she helped negotiate a price significantly above asking. Kathy was referred to us by friends of ours who had tried using another realtor to sell their home who was not good at all, but then had great success after hiring Kathy. Unlike with the previous realtor, their home sold very quickly once they hired Kathy.
When it was time to sell our home, we immediately thought of Kathy, and she did not disappoint! The home we sold had not been remodeled and looked dated. Kathy came in and quickly assessed what needed to be done and immediately set about preparing it to sell, within a limited budget. She worked very hard, using her vendors, to get the home in fantastic shape for sale. The transformation was amazing! She has a real talent for seeing what can be changed in a home - paint, carpet, tile, etc. - to update and modernize the look. She transformed the home, at minimal expense, from a dated 1960's look, to a very appealing home to buyers which generated multiple offers. The house received an offer for the full sale price we were asking on the very first day, within hours of it going on the market! It ended up being sold above the asking price, even.
The entire process went better than we could have ever imagined. We are beyond happy with the results Kathy worked so hard to produce. I would without hesitation highly recommend Kathy to perform the same magic on selling your home that she performed with ours!

After having our house on the market for several months with no offers my wife and I decided to attend open houses in the area with our main focus of interviewing agents. After meeting with several agents Kathy stood out. She followed up with us (letter) and we decided to give Kathy the listing.
We set up a meeting and Kathy had a detailed market analysis with comps of the area as well upcoming property listings. Her analysis from our perspective was spot on and what my wife and I expected for the area. Our time on the market was minimal (five weeks) and this was during the Holidays. In addition after every showing we received either a call or a personal visit to provide us with feed back that we found very helpful. Kathy was able to negotiate a favorable price and made the process seamless.
Kathy may have been our listing agent but she was instrumental in assisting us in purchasing a home out of state. We were involved in a bidding war and Kathy forwarded the necessary documents in a very timely manner that allowed us to purchase our house with out having to up our offer.
In closing we can not say enough good things about Kathy. We would highly recommend her as a listing agent or if you are looking for a property to purchase.

This was property from an estate. The property had been completely remodeled prior to listing, but the HOA had an unknown special assessment pending, due to a slide issue in the development. The slide had no impact on listed property, other than HOA special assessment. Kathy was very diligent in having an open house, on multiple occasions. She was candid about a realistic listing price and prepared a very detailed brochure of comparative properties. She never pressured us to reduce the price, although we did eventually because of the unknown special assessment. She was the one who sold it also and was very trustworthy at the point she began representing both parties. Prior to the last open house before the listing expired we gave her complete authority to do whatever needs to be done to close a sale. She did close the sale, at a better price than we were willing to accept. I highly recommend Kathy Divel and would not hesitate a moment to use her again myself.
